I don't get why people start a hub at a airport, like you don't get new passengers nor reflect on your reputation and you need to pay a starting cost and the gat lease is 2 times the normal rate. So why start one?

Basically, they allow you to have connecting passengers. The bigger airlines with terminals end up paying small gate rents, so the price tends to balance out.
