I currently have a terminal. I am trying to figure out how I extend it. Do I have to purchase a new, larger terminal, or can I just add a gate when I have the need to.

Read the Wiki (AE Manual)
But the short answer is that you have to add at least 5 more gates at a time. There is an $10M fee for each time you add as well as the $5M per gate building fee. Oh, and the actual discounted gate rental as well.
Use the same menu choice as when you built the original terminal.
If you have hubbed the terminal you will not have to do it again.

if i created a hub, and want to make a terminal to get more gates, do i have to close all my routes and then re-do them?

No, the routes will automatically be moved to the terminal (releasing all of your gates).

they go to the open market. You can buy them back and then you have the two days to fill, but everytime you expand they will be released

You can not rent gates from an airport at which you got a terminal at.

Also, as been said:
Building a terminal will result in an immediate release of all rented gates, and routes to and from that airport will automatically be moved into the new terminal.
Extending a terminal, is what it says: "extending" So, this will not be a new terminal, but your current terminal will have more gates.
Free slots/gates at a terminal will never be released to the market, theyre yours for the entire game, till the next reset. There is no way to return the gates.
