If I build or expand a terminal, are those new gates for my exclusive use only? Since I can't return them, I assume I own them, but i'm guessing no other airline can use them, right? In other words, they aren't a revenue stream.

The new or ectended terminal gates are yours, the previously leased normal gates are released back to the airport for other airlines to use.
