Says plane is fully utilized when it is not

I have a DC-10 (used) that I lease, when I try to open a route it doesn't show as having any flight hours available. Also when I look at my airline information page it says the plane is maximum utilized at 20 when it runs 0 routes and makes no profit. Please help!
