When should I buy a hub/terminal at a certain airport?

As the title says, what's a good rule of thumb for upgrading an airport? Like, if I have more than X gates I should buy a terminal?

Don't bother early on it will just increase your costs to have a hub. I suggest once you have about 7 sets of gates at a airport and have some other airlines compeating with you.
